DCM understands that individual Owners at a whole ownership project may have residences in many locations.  Such Owners expect and deserve to have their residence properly maintained so that it is in compliance with their Private Residence Club's strict standards, whether they are in residence or traveling elsewhere.  It is important to have a management team that knows their needs and desires and strives to ensure all of the amenities and services promised are delivered in a prompt, efficient manner. In order to ensure Owners expectations are exceeded, DCM provides the following management services:

• Prepare staffing plan, job descriptions and compensation analysis;
• Prepare and update site specific training manuals and orientation programs;
• Secure international workforce, if needed, and facilitate immigration application process;
• Implement site specific standard operating procedures for each department and conduct a yearly audit;
• Oversee analysis for capital reserve study and provide recommendations;
• Manage common area assets including capital improvements, reserves planning, preventative maintenance, etc.;
• Develop all budgets (including pre-opening, startup, operating supplies and equipment and annual operating budgets);
• Develop billing and collection policy and implement invoices, notices, delinquent notices, etc.;
• Prepare and distribute monthly financial reports in accordance with GAAP and explain any variances;
• Complete and file documentation for all required business licenses and registrations;
• Identify, select and obtain required insurance coverage and policies for the project;
• Obtain use access agreements with vendors to offer additional amenities such as golf, excursions, boat services, etc.;
• Assist with design of a website by offering recommendations; and
• Develop and implement a rental program.
